The specialist work
Lake Oconee was created in 1979, when Georgia Power completed the Wallace Dam — a 19,000-acre reservoir, the second largest in Georgia, with 374 miles of shoreline. Georgia Power has managed that shoreline ever since, and that shapes how dock work happens.
This is the part that catches people out. A dock power job has two separate authorities running in parallel:
Neither replaces the other. A shoreline permit doesn't cover the wiring, and an electrical permit doesn't authorise the structure.
If you're selling, this matters more than it sounds. Sellers here are routinely advised to request a shoreline permit history and a compliance letter before listing, because unresolved shoreline issues can delay or derail a closing. If a previous owner ran power to the dock without a permit, that surfaces at the worst possible moment. An inspection that includes the dock is worth doing before you list, not during.
Dock and boat-lift circuits sit under tighter requirements than ordinary outdoor wiring for one specific reason: a fault around water can energise the water itself.
Electric shock drowning is a documented hazard at freshwater docks. A swimmer in energised water can be paralysed before they can reach a ladder, and there is nothing visible to warn anyone. It's why ground-fault protection, correct bonding and properly rated equipment around a dock are not details to economise on.
This is the strongest reason to use a licensed electrician on dock work rather than a handyman with a spool of cable — and the reason we think the drive is justified for this particular job.
Second homes
Lake Oconee is a second-home market — golf cottages, lakefront estates, villas, lock-and-leave residences. A large share of these properties are not somebody's primary home, and that inverts the usual electrical priorities completely.
In a house you live in, a problem announces itself. Here, it doesn't.
An automatic standby generator is worth considerably more on an empty house than an occupied one, because an automatic transfer switch doesn't need anyone present. That's the whole point of it here.
Whole-home surge protection is the cheap companion to it — a few hundred dollars against an HVAC board you won't know is dead until you next drive down.
And a pre-season check before the property goes back into use is worth building into the calendar the same way you'd service the HVAC. Better to find the problem on a scheduled visit than to have a guest find it.

It's a genuine question here rather than a formality — the shoreline is long, the communities are spread along it, and county lines don't follow the water.
